Maintenance & Testing

The electrical safety of your home should be checked at least once every 10 years as recommended by British Standards, to avoid putting your property and most importantly, your family, at risk.
A periodic inspection will include checks to :

* Reveal if any of your electrical circuits or equipment is overloaded
* Find any potential electrical shock risks and fire hazards in your electrical installation
* Identify any defective DIY electrical work
* Highlight any lack of earthing or bonding

Tests are also carried out on wiring and associated fixed electrical equipment to check that it is safe. The Electrical Safety Council can help you recognise potential hazards in the home, and also explain the jargon you may read on electrical reports and manuals.

Installations

With an increasing use and variety of electrical equipment and appliances in our homes, it is not surprising that we are exposed to an increased risk of electric shock and fires caused by faulty electrical installations.

Wensum Valley Services Consumer Unit

Many improvements carried out in the home include some form of fixed electrical installation. For example, a new kitchen may require your electrician to install additional sockets, extra lighting and appliances. A fixed installation is the wiring and appliances that are fixed to the building, such as sockets, switches, consumer units (fuse boxes) and ceiling fittings.

The Government introduced new regulations in January 2005, which demands that most electrical work in UK households is only carried out by a ‘competent' person. Part P of the Building Regulations states that anyone carrying out fixed electrical installations in households in England and Wales must ensure that electrical installations are:

* Designed and installed to afford appropriate protection against mechanical and thermal damage, and so that they do not present electric shock and fire hazards to people
* Suitably inspected and tested to verify that they meet the relevant equipment and installation standards

A certificate must also be issued to confirm that all work has been carried out in accordance with British Standards BS 7671. Cables, switches, socket-outlets and other accessories deteriorate with use and misuse, and require regular checking. There are several signs to look out for that indicate the age of your electrical system and whether your property needs rewiring. The Electrical Safety Council offer leaflets giving advice on electrical safety in the home.

Part L

The Building Regulations also encompass energy efficiency requirements for new buildings. The energy efficiency rates have been raised from 6th April 2006 by 40%, compared to the Part L 2002 requirements. Please go to the ECA's website for more information.
