Landlords of both Domestic and Commercial properties which are leased or rented are responsible for maintaining the electrical installation in the premises, and for having it inspected and tested periodically to check its condition. The NICEIC gives guidance for both Landlords and Tenants and also gives the recommended periods between inspections. PAT Test Label The safety of appliances tenants bring into their accommodation is their responsibility however landlords should have a system for inspecting and testing portable equipment they provide for use e.g. kettles, TV’s, Fridges etc. This is often referred to as PAT Testing (Portable Appliance Test) and is a requirement of Health and Safety legislation.

Testing should normally be carried out annually for all portable appliances and suitable records of the tests be kept. The NICEIC and the Health and Safety Executive give guidance on appliance testing.
