Electrical Services for Landlords
The Landlord and Tenant Act 1985 requires the landlord to 'keep in repair and in proper working order the installations in the dwelling house for the supply of water gas and electricity'. Where an installation is not subject to an ongoing planned and proactive maintenance programme, periodic inspection and testing carried out at appropriate intervals is a practical way of identifying where maintenance work is required in order to keep the accommodation in a condition that is safe for use. The electrical safety council recommends that this periodic inspection and testing is carried out at least every 5 years, or upon change of tenancy.
The safety of appliances tenants bring into their accommodation is their responsibility however landlords should have a system for inspecting and testing portable equipment they provide for use e.g. kettles, TV’s, Fridges etc. This is often referred to as PAT Testing (Portable Appliance Test) and is a requirement of Health and Safety legislation.

The Landlord and Tenant Act is not the only piece of legislation that obliges landlords to keep their electronic installations and appliances safe. The Government takes electrical safety so seriously, there are numerous statutes and rules that must be adhered to. These include The Housing Act 2004 legislates that landlords 'must provide a safe and healthy environment for potential occupiers'. From an electrical perspective this includes consideration of general lighting provision, socket outlet provision, emergency lighting and automatic fire detection.
It is imperative that a competent person undertakes your electrical work. In January 2005 the Government introduced electrical safety rules for dwellings into the Building Regulations for England and Wales. Because of this, most electrical installation work carried out in homes must, by law, meet the Building Regulations. This work MUST be carried out by an electrician, such as Wensum Valley Services, who is registered with the Government approved scheme provider.
